What property-investor clubs got right, and what the criticism got right

Collective information and bargaining can help; leverage and artificial demand can harm.

RTC/Freemen’s stated purpose was to help ordinary investors act with more information and collective bargaining power. The model also created the property-management need that contributed to SubHome.

The wider investor-club sector faced legitimate criticism over artificial demand, price inflation, speculation and debt risk. Contemporary reporting said bulk buying was not illegal at the time, while warning about the consequences if values or financing failed.

This criticism is not a finding that RTC acted illegally. It is a reminder that access and bargaining power must be paired with transparent underwriting, downside scenarios and long-term accountability.
