Why 417 units did not mean the model could scale forever

Scale validated the platform. It did not remove the need to question the market.

In 2018, independent reports placed SubHome at 417 operating units, including 200 at The Robertson, when Tune Group and ECM Libra jointly acquired 50%. That was real scale and real institutional validation.

By mid-2019, the home-sharing market had become increasingly price-led. The decision was made to stop adding properties indiscriminately. The lesson is not that scale was a mistake; it is that yesterday’s growth logic can become tomorrow’s constraint.

Operators need to distinguish a repeatable system from growth that merely adds volume. When price, service burden and owner economics stop aligning, the responsible decision may be to change the model.
